Management (Owner Clients) |
MATRIX
provides construction management services to their Owner
clients. A Project life cycle has four major phases. Each
phase has its own potential problems and passive impact
upon the project progress. Find herein below our objectives
in each phase to release the owner from expected futuristic
problems with other parties. |
 |
| |
Phase
1:
Pre-Design Management |
|
 |
 |
| |
MATRIX
role is to select a professional engineering consultant
office based on our engineering evaluation for their qualification
and compliance of their proposals with Owner’s design
criteria. Any failure in this selection leads certainly
for non-professional contract documents, subsequently
delay of timely project completion due to excessive change
orders. Hereinbelow are the tasks for MATRIX in this phase: |
- Determine
Owner requirements for the project (purposes, conception,
duration and budget) to set design criteria.
-
Develop criteria for selecting a list of consultant
offices, who shall be invited to participate in design
tender
-
Develop invitation document for design tender for
the selected consultant offices.
-
Evaluate consultant proposals and recommending the
Owner by our evaluation based on (compliance of design
with owner desire and requirements, assigning technical
staff, schedule for design drawings production and
fees).
- Develop
agreements with the winner bidder.

 |
| |
Phase
2:
Design Management |
|
 |
 |
| |
CM
role is to monitor actual design package schedule versus
approved planned schedule, and soundness of contract documents
to avoid delay documents. Failure to verify contract documents
integrity increase the opportunity for delay of the project
and liquidated damages. Hereinbelow are the tasks for
MATRIX in this phase: |
- Monitor
design package schedule.
-
Minimize risks of claims by measuring the soundness
of contract documents.
-
Examine validity of specifications and availability
for recommended manufactures for construction materials,
is reflected positively upon cost of the project.
-
Verify the expected project budget as per contract
documents.
-
Verify the authority approval attainment to avoid
delay of project functioning.
-
Report to the Owner and prepare progress meetings.

 |
| |
Phase
3:
Pre-Construction Management |
|
 |
 |
| |
MATRIX
role is to evaluate bidders offers based on prices analysis,
qualification, and resources. Hence, recommend the winner
bidder to owner. Hereinbelow are the tasks for MATRIX
in this phase: |
- Determination
of contractor list which comply with the agreed selection
criteria
-
Invitation of contractor, pre tender meeting, monitoring
inquires of bidders
- Bid
opening, review, evaluation of offers as per price
analysis with specification, resources, execution
strategy, and proposed subcontractors.
-
Development of contract with winner bidder.

| |
| |
Phase
4:
Construction and Post Construction Management |
|
 |
 |
|
MATRIX
monitors the project progress time and money wisely through
periodical progress meetings to detect the bottlenecks,
which may hinder the progress, accordingly it manages
and coordinates professionally among the parties involved
in the project. Hereinbelow are the tasks for MATRIX in
this phase: |
- Setting
out Project procedure manual to control all aspects
of construction
Follow up and verifying project progress
-
Preparing Progress meetings to resolve any obstacles
which may hinder progress of work and to guide all
the parties to the required corrective action
-
Verifying safety procedure to minimize site accidents.
-
Analyzing contractor correspondences to avoid time
and money claims
-
Evaluating of progress payments as per verified work.
- Managing
change orders and evaluating real impact (Time and
Money).
Follow up materials, shop drawings approvals, and
materials procurement to ensure work progress.
-
Apply Value Engineering conception in case of alternation
or substitution to save money and time
-
Directing all correspondences for all the concerned
parties to avoid delays and to ensure steadiness of
work progress (AVOIDANCE CLAIMS CONCEPTION).
- Ensuring
project close out procedure (Testing and commissioning-Operating
manuals-spare parts, etc.)
